Las Vegas Commercial Real Estate Broker
Bridget Richards, SIOR, CCIM
Bridget Richards is the principal of BRAND Real Estate, a Las Vegas commercial real estate brokerage and advisory firm. She is one of only nine commercial real estate professionals in Southern Nevada to hold both the SIOR (Society of Industrial and Office Realtors) and CCIM (Certified Commercial Investment Member) designations: the two most rigorous credentials in commercial brokerage.
Over twenty years in the Las Vegas market, Bridget has sold or leased more than $900 million in commercial property across the Las Vegas Valley. Her practice focuses on tenant and buyer representation, owner-user transactions, medical office, commercial real estate marketing services, and commercial development opportunity analysis and acquisition.
What a Las Vegas Commercial Real Estate Broker Does
A commercial real estate broker in Las Vegas represents one or more sides of a commercial property transaction: typically tenants, buyers, sellers, owners, or developers. The role is part advisor, part negotiator, part market analyst. In the Las Vegas Valley, the inventory spans office, medical office, retail, light industrial, gaming, and specialty property, with submarkets that behave very differently from one another.
Bridget represents clients across all of these categories, with particular depth in office, medical office, owner-user transactions, and light industrial. She does not operate as a generalist: she works in the property types and submarkets where she has the strongest market data, the deepest relationships, and the clearest track record.

Summerlin features premier multi-tenant corporate offices and healthcare campuses (near Summerlin Hospital). Tight vacancy rates, premium rental margins, and a highly educated employee base define the submarket.
AI-Forward Brokerage Solutions
BRAND is recognized as one of the earliest adopters of AI in Las Vegas commercial brokerage. AI is integrated into market analysis, site selection, deal sourcing, and marketing: not as a buzzword but as working infrastructure.
Compressed Market Analysis
Traditional commercial market analysis is a research-heavy, time-bound exercise. AI workflows compress that cycle: pulling comparable rents, comparable sales, ownership patterns, and submarket movement faster than a manual research process. The output is more current intelligence delivered to clients more often.
The SIOR + CCIM Advantage
Most Las Vegas brokers hold one designation or neither. Bridget holds both, one of only nine in Southern Nevada, which means her training spans both industrial/office expertise (SIOR) and investment analysis (CCIM).
SIOR represents the global standard in commercial real estate brokerage. Designees are top-tier producers validated by transactions, ethics, and deep operational expertise in office and industrial sectors.
